    A Perfect Storm (For Some)

    Winter storms are upon us across the country as well as the storms of short sales and foreclosures. It could be called a "Prefect Storm" to some significant degree, depending what side of the mortgage wave you are on!

    Not only do we see declining prices nearly every where coupled with great interest rates but also the Buyer/Investor has the option of entering into a short sale negotiation with the Banks in a fairly deep inventory. We are swimming in a strong Buyers market.

    However, if you are a strapped Seller burdened by an ARM (Adjustable Rate Mortgage) and are lowering your price to head off default or foreclosure remember when you sell you are readjusting dollar for dollar. Meaning the next property you are moving to has most likely adjusted their price as well. Keep looking for good deals they are out there.

    The basically stable sales are due to low interest rates and values adjusting. Folks that bought in the last couple of years with a fixed rate are being pelted by declining equity so, it is a must to ride the wave out and wait for it to bring you back in. Stay afloat for the long haul.

    Getting out from underneath the weight of a refinanced loan and entering into a short sale is easier now since the President passed the Fair Debt Housing Bill

    Congress lifted the heavy hand of the IRS and opened a window for selling under the loan amount without tax ramifications. There will be calm & stillness during this ride through the eye of the hurricane.

    This will most likely put more inventory into the market because it allows more suffering mortgage slaves to get free from their ARM interest burdens.
